Walk to campus. Ride the trolley. Live where demand never graduates.
Sophie's Place sits in Linda Vista, approximately 1/8 mile from the University of San Diego — a premier private Catholic university. Students, faculty and staff flock to the area, but purpose-built luxury student housing within walking distance is virtually nonexistent. Sophie's Place fills that gap with modern, secure, amenity-rich units built for the parent-backed rental market.
Families of USD students already spend $50,000+ annually on tuition — creating a unique parent-backed rental market that conventional multifamily simply cannot match.

A Scarce Asset Class — Entitled & Ready to Move
Architectural plans for 56 large luxury residential units. Significant entitlement work is already complete — with a process in place to continue seamlessly through plan check, so developers can see exactly where the project stands and eliminate entitlement risk.
University of San Diego students currently live in aging apartments, single-family rentals, converted homes and outdated multifamily. There is no modern, purpose-built luxury student product within walking distance of campus. Limited competition is protected by substitutable developable parcels — very few sites within walking distance of campus can deliver a comparable 56-unit student housing product.
The site is positioned to work with California's density bonus law — unlocking additional units and making the deal math even stronger. Continuing the entitlement process with a slight redesign to include the proposed amenity package keeps the path forward transparent for any incoming developer.
